India is undergoing a mass societal and economic shift that will see it transition into a majority urban economy. At least 70 % of its GDP will come from urban areas by the next decade. More than 60% of the required urban infrastructure needed has yet to be built. Each year, India will need to convert at least 900 Square meters of Agricultural land into Commercial or Residential space. We seek to profit from this need by executing profitable 6-12 month land rezoning projects. We purchase and convert large parcels of agricultural land into land that is suitable for residential & commercial development and sell it on for further development.
We identify and purchase agricultural land banks that sit at the nexus of a rural area and a National Investment & Manufacturing Zone (NIMZs). These have been earmarked by local government, real estate developers and local brokers for real estate development within the next 6-12 months.
We then complete the legal process of changing the classification of the land from Agricultural Land [AL] to Non- Agricultural Land [N-AL]. The power to grant a 'change of land use' rests with the Revenue Department of the concerned State.
Once granted the conversion certificate, we clear & demolish almost everything on the land: buildings, trees, structures, etc. Then we move on to soil purification: the process of creating good ground quality for construction by digging out stone and poor quality soil. Finally, the land is graded by making its soil compact and level, in order to have a properly inclined ground gradient on which to build.
It is rare for the land we purchase to have on-site access to water and power. We bring the main water and power supply to the site from the nearest Government of India connection. This is normally achieved through a combination of underground, overground or higher ground plumbing, wiring and piping.
Depending on the proposed end use, the land is then partitioned into smaller plots measuring between 150 to 250 square yards.
Subsequent to the plotting, we build one main service road from the main entrance of the land to its other end, normally through the middle or either side of the land. We also build all of the internal roads providing access to each of the smaller plots along with a security wall around the perimeter.
